Definitions
“Booking” means the period for which you have paid to stay at the property.
“Property” means 146 Headland Drive, Gerroa and all its fixtures, fittings and equipment.
“Owner” means the owners and managers of the property.
“Guests” means persons who stay overnight in the property during the booking.
“Visitors” means persons guests permit to visit the property during the booking.
By paying the deposit you agree to abide by these terms and conditions. Departure from the same by you or any guests or visitors in your party permits the owner to refuse the key, amend the rent, immediately terminate occupancy or withhold part or all of the security deposit.
- The property is let to you for the purpose of accommodation only, for the number of guests and period stated on the booking form.
- The property is not to be used for schoolies, group gatherings, a meeting place, or any function or event.
- Visitors are not allowed without the owner’s consent. Small gatherings of visitors during the day (eg lunch) may be approved subject to the owner’s consent. An increase in rent and security deposit may be necessary.
- A booking is confirmed upon receipt of 25% deposit of the rent by direct deposit or cash. The deposit is non-refundable.
- The balance of the rent is required 30 days prior to the arrival date. If a booking is made less than 30 days before your arrival, payment of the rent in full is required.
- If a booking is cancelled the rent paid is not refundable unless the property is re-booked (for the same rent) for the entire period, in which case a cancellation fee of 15% of the remaining rent paid will be charged.
- A refundable security deposit will be charged with all bookings and is payable when the balance of the rent is due. Pending a property inspection and assuming there is no loss or damage to the property, the security deposit will be refunded within 14 days of your departure.
- Check-out is 10am (unless other arrangements have been made).
- Pets are not permitted.
- Smoking is not permitted inside the property.
- Guests and visitors must not create noise that is offensive to neighbours at any time during their occupancy, but especially between the hours of 10pm and 8am.
- The use of the decks between the hours of 10pm and 8am is subject to ensuring that no offensive noise and or anti-social behaviour is carried out.
- Kiama Council has very strict waste management rules. Observe the instructions provided at the house. Importantly do not put the wrong rubbish in the bins. If the bins are rejected by the council or extra waste is created you will be liable for private contractor’s fees to remove the waste.
- Green and yellow lidded bins must be put curbside Sunday night. The red lidded bin is only cleared fortnightly and must only be put curbside on the appropriate Sunday. Check the information folder.
- The property must be left in a neat and tidy condition. You will be charged for excessive cleaning charges.
- Do not stand on the kitchen chairs. There is a step-up stool in the broom cupboard.
- Rubbish must be put in the outside bins.
- Crockery and cutlery must be put into the dishwasher and turned on.
- The bbq hotplate must be wiped clean, if used, and left in the state you found it.
- All windows and doors, including the laundry door, must be locked when vacating.
- Bean bags must be returned to the laundry.
- Any furniture which is moved, including outdoor furniture, must be returned to where you found it.
- Blinds must be lowered.
- One set of keys must be returned to the security box and the other set of keys locked inside the property. In the event you forget, they must be mailed to the owner within five (5) days. $50 will be charged for any lost key.
- Wherever possible park cars on the driveway of the property to prevent loss of parking for nearby residences. There is a double garage on the property but it has height restrictions and some high vehicles (such as 4-wheel drives) may not fit through the garage doors.
- The owner is not responsible for any cancellations, injuries, illness, accidents or loss that may occur to guests or visitors whilst staying at the property. Travel insurance is recommended.
